Roky Design is a single-contract design-and-build partner for Hong Kong offices. Instead of appointing a designer, a main contractor, an M&E subcontractor and a permit consultant separately, you sign one fixed-price contract and deal with one project manager from the first site visit to handover. Do you handle building management and government approvals?
Yes. Building-management submissions and the relevant government approvals are prepared and lodged as part of the contract, not left to the tenant. This is included on every fit-out and renovation project.
Do you also handle end-of-lease reinstatement?
Yes. Reinstatement is priced separately from fit-out: HKD 80 to 150 per square foot for strip-out only, HKD 150 to 350 for reinstatement to standard hand-back condition, and HKD 200 to 450 for Grade A commercial buildings. Plan reinstatement 10 to 15 weeks before your lease expires.
