Which approval does your work need?
A guide to what typically triggers each consent. Scope varies by building and by the exact works — we confirm the requirements for your unit before quoting.
- Landlord and building management consent. Needed for essentially all fit-out work. Usually the first approval to start and the one most often underestimated — some buildings also require a nominated contractor or a deposit.
- Buildings Department (BD). Triggered by non-cosmetic building works — altering partitions, doors, floor loading or anything structural. Often handled under the Minor Works Control System depending on scope.
- Fire Services Department (FSD). Triggered when the fire strategy changes: relocating sprinkler heads, smoke detectors, alarms, emergency lighting or escape routes to suit a new layout.
- Sector-specific licensing. Medical, education and food operators carry additional requirements that shape the design before it ever reaches the authorities.
