Check these before you sign the lease

Most expensive MEP surprises are decided before the tenancy agreement is signed. Ask the landlord or agent these while you still have negotiating room.

  • Power capacity. How much supply is provisioned to the unit, and does it cover your headcount, server room and pantry equipment? Upgrading incoming supply afterwards is slow and expensive.
  • Air-conditioning type and hours. Is the unit on central chilled water or split units? Is cooling billed separately, and does it run outside office hours if your team does?
  • Fresh-air provision. Is there a dedicated fresh-air supply, and is it sized for the density you actually intend to work at?
  • Existing sprinkler and detection layout. Moving heads and detectors to suit a new partition plan is routine — but it needs Fire Services coordination, and that takes calendar time.
  • Riser and drainage access. A pantry or shower in the wrong place can be impossible without drainage within reach.
  • Building restrictions. Some buildings limit works to set hours or require nominated contractors for services work.
