Reinstatement — also called make-good or dilapidation — is the process at the end of an office lease where the tenant returns the premises to its original or bare-shell condition. It typically means removing partitions and built-ins, restoring flooring and ceilings, repainting to the original colour, and disconnecting and removing IT and electrical cabling.
How much does office reinstatement cost in Hong Kong?
As a rough guide, simple strip-outs in non-prime (Grade B) buildings can start from around HKD 35–60 per square foot, while Grade A premises with full make-good can run HKD 200–450 per square foot. After a site visit and lease review we give you a fixed, all-inclusive quote.
When should I start planning reinstatement?
Start 8–12 weeks before your lease expiry. This leaves time for the site survey, building management approvals and the works themselves, so you avoid holding over and extra rent.
Am I legally required to reinstate the office?
